If you work at Manyata Tech Park, Hebbal or along the Outer Ring Road, the three micro-markets that usually make the shortlist are Hennur Road (including Horamavu–Kalkere), Thanisandra and Jakkur. All three sit within easy reach of Manyata, but they differ in density, ticket size and how soon you can move in. Here is how the new 3 and 4 BHK projects compare.

How the three areas differ
Hennur Road and Horamavu–Kalkere
The eastern side of the corridor, just outside the Outer Ring Road, with lakes and larger land parcels. That is why projects here can be planned at lower density: Twin Lake City, for example, keeps around 86% of its 21 acres open. The upcoming Namma Metro Blue Line is planned with stations at Horamavu, HRBR Layout and Kalyan Nagar, and the ORR gives quick access towards Whitefield and the eastern tech parks.
Thanisandra
Closest to Manyata Tech Park and well established, with the widest mix of ready and under-construction homes. If you need to move in soon, Thanisandra has the most ready-to-move options, but it is also the most built-up of the three.
Jakkur
Further north-west, towards Yelahanka and the airport road. It suits buyers who travel to the airport often or work towards Hebbal and Bellary Road.

- Need to move in now? Look at ready-to-move projects in Thanisandra.
- Want space and open area? Hennur Road–Horamavu offers larger, low-density layouts like Twin Lake City's 2,090–2,844 sq.ft homes.
- Commute to Whitefield or the ORR as well as Manyata? Horamavu sits on the ORR side, which helps two-income households working in different directions.
- Frequent flyer? Jakkur and Hennur both connect to the airport via Hennur Main Road and NH-44.
