Project UpdateAssetz Miyako and Assetz Codename Twin Lake City: One Project, Several Names
Updated 4 November 2026
If you have been researching new homes off Hennur Road, you may have seen Assetz Codename Twin Lake City, Assetz Miyako, Assetz Twin Lake City and Assetz Kalkere and wondered whether they are different projects. They are not. All four names refer to the same 21-acre development by Assetz Property Group in Horamavu, near Kalkere, off Hennur Road in North-East Bengaluru.
Why the project has more than one name
Assetz often introduces a new development under a working "codename" before its final brand name is announced. You will see the same pattern in other Assetz launches that started life as a codename. For this project, the codename Twin Lake City describes its setting: the community is planned around twin lakes, with towers arranged around tree courts and courtyards. The project has since been named Assetz Miyako. Buyers and property portals still use both names, and "Assetz Kalkere" is simply a location-based nickname.
What stays the same
- Location: Horamavu, near Kalkere, off Hennur Road, close to Kalyan Nagar, HRBR Layout and the Outer Ring Road.
- Scale: 21 acres with around 86% open space and over 1,220 homes across 6 towers.
- Homes: 3 BHK of about 2,090 and 2,349 sq.ft and 4 BHK of about 2,844 sq.ft.
- Lifestyle: 55+ amenities and a separate retail plaza of about 35,000 sq.ft with its own entrance.
What the name change means for your paperwork
The name that matters legally is the one under which the project is registered with Karnataka RERA. Before you pay a booking amount:
- Ask for the project's K-RERA registration number and check it on the official portal, rera.karnataka.gov.in.
- Make sure the project name, phase and tower on your booking form and agreement match the RERA registration, whichever brand name is used in marketing.
- Check that the carpet area in your agreement matches the RERA carpet area for your home type (for example about 1,356 sq.ft for the standard 3 BHK).
Under RERA, the developer cannot take more than 10% of the property cost as an advance before signing a registered agreement for sale, so keep payments within that limit until the agreement is in place.
